Exam format: what you're facing

The Florida sales associate state exam is administered by Pearson VUE. It's 100 multiple-choice questions, and you need 75% — 75 correct — to pass. You get 3.5 hours to finish. The questions cover Florida real estate law and principles, real-estate math, and real-estate practice.

One thing that trips people up: the knowledge-check questions inside your pre-license course are practice — they help you learn but don't count toward the state exam. The real exam is separate, and it's the one that decides your license.

Why people fail

A ~50% first-time pass rate sounds intimidating, but the reasons people don't pass are consistent — and every one of them is avoidable:

  • Rushing through the pre-license course instead of actually learning the material
  • Being weak on real-estate math — proration, commission splits, and financing calculations
  • Underestimating the Florida-specific law and FREC rules
  • Not doing enough practice exams before test day

How to pass on the first try

The candidates who pass on their first attempt tend to do the same handful of things. Follow these and you'll walk in prepared:

  1. 1Complete the full 63-hour course rather than cramming — the exam pulls from all of it
  2. 2Drill practice exams until you consistently score above 80%
  3. 3Master the math formulas so calculation questions become quick points
  4. 4Review Florida-specific statutes (Chapter 475) and FREC rules
  5. 5Rest before test day so you can focus across the full 3.5 hours
The single best predictor

Consistently scoring above 80% on practice exams is the strongest signal you're ready. Keep drilling until that number holds steady, not just once.
