7 Mistakes New Florida Real Estate Agents Make
Most of what stalls a new agent is avoidable. Here are the seven that come up most — and how to sidestep each.

1.Waiting to line up a broker until after they pass
A Florida license does nothing until a broker activates it. Agents who interview brokerages before they pass the exam start working right away; those who wait often lose weeks hunting for a place to hang their license. Start those conversations while you're still studying.2.Underestimating the exam math
The Florida sales-associate exam trips people up on math — proration, commission splits, and financing — more than on the law. Drill those calculations until they're automatic. See how hard the exam really is.3.Not disclosing background history
Florida reviews criminal history case by case, and a non-disclosure is treated far more seriously than most of the underlying offenses. Disclose everything and attach the documentation — don't try to hide an old record.4.Treating the license as the finish line
Passing the exam is the start, not the goal. The agents who succeed have a plan for their first 90 days — a brokerage, a lead source, and a budget — before the license arrives.5.Cramming instead of preparing
Rushing through the 63-hour course to "just get it done" is why so many people fail on the first attempt — and each retake is another exam fee. Complete the full course and take practice exams until you consistently score in the 80s.6.Forgetting post-licensing before the first renewal
New sales associates must complete 45 hours of post-licensing education before their first renewal — not the standard 14-hour CE. Miss it and the license can go null and void. Mark the deadline the day you're licensed.7.Ignoring the real cost of getting started
Beyond the course, budget for the application, fingerprints, the exam (and any retakes), plus board dues, MLS access, and marketing once you're active. See the full cost breakdown.
